Agressive Dogs
There has been much publicity recently about agressive dogs and attacks that have left their victims severely injured or even dead. Insurance agents are now refusing to issue policies to properties that have tenants with agressive animals. Effective immediately, you must remove your dog from the property if it is one of the following: Doberman Pinscher, Great Dane, Mastiff, Rottweiler, Akita, Bullmastiff, Chow Chow, German Shepherd, Pit Bull, Presa Canario, Husky, Saint Bernard, Malamute, a "poi" dog that contains a mixture of one or more of the previous breeds, or a dog, regardless of breed, that has been involved in any biting incident.
Water Leaks
Please report any leaks or running water to us immediately. You will be surprised how much the water bill goes up when water leaks and running toilets are not repaired. For condo tenants, please know that plumbing problems that go unreported could be flooding the unit(s) below you. You could be held responsible for the damages if you do not report the problem to us in a timely manner.
Tenant Surveys
Thank you to those of you who took the time to fill out and return your survey. We appreciated your comments and feedback. There is no deadline, so if you haven't returned yours yet, please feel free to do so at your convenience. We always love to hear from you!
Refrigerator Not Cold?
If your refrigerator goes out, please do everything you can to salvage your food. Leave the refrigerator door closed until you can make arrangements to move the food. This means taking it to someone else's kitchen like a friend, family or neighbor. Or putting as much as you can in coolers. Notify us promptly of the situation and we will have a replacement refrigerator to you as soon as possible.
Termites or Ants?
We receive lots of calls about swarming or nesting creatures that irritate us all. But do you have termites or carpenter ants? If the body of the insect has one piece then it is a termite; but ants have a "pinched-in-waist". The most destructive of all are ground termites that are white in color. Carpenter ants make huge nests in the strangest of places (stereo speakers, small appliances, etc.) but they are easy to kill with over the counter bug spray. Termites are a serious problem and they can cause severe damage. Call us immediately if you think you have termites!
Other Pests
We fumigate all units with infestation problems prior to tenant occupancy. If you have a pest problem, you must notify us IMMEDIATELY upon moving in. Thereafter, you are responsible for pest control.
Stuck Disposals
The most common disposal problem is a stuck flywheel. To try to fix it yourself, first TURN OFF THE DISPOSAL AT THE BREAKER BOX! Never put your hand in; use a hanger, tongs or pliers to remove any stuck item. Turn the flywheel with a broom handle and press the reset button on the bottom of the disposal. If all else fails, call us and we will send someone to assess the problem.
Check Your Oven Prior to the Holidays!
Please take the time to check your oven to make sure it is functioning properly BEFORE any holiday. We won't be able
to get a repairman out to you on a holiday.
